Talking point: During a real estate conference in Toronto Monday, AIMCo managing director and head of mortgage investments Sarah Esler said construction costs haven’t yet increased as much as expected, but are due to rise further. The firm is investing less in the sector as a result. Eric Plesman, head of global real estate with HOOPP, said U.S. trade and investment policy, meanwhile, has spooked Canadian investors. President Donald Trump had planned to impose a withholding tax on foreign investors through Section 899 of the Big Beautiful Bill. While that part of the legislation was scrapped, investors are still trepidatious. “If I look at our own book, the bar is fairly high [for a new U.S. investment],” said Plesman.
